Home Watch: Why Plastic Wrap and Covered Drains Aren't Protecting Your Vacant Home

When it comes to caring for an unoccupied home, sometimes the things we think are helping can actually create bigger problems.

Over the years, we've walked into homes where sinks, showers, and floor drains were covered because someone suggested it would keep odors or pests from entering while the property was vacant.

We've even seen plastic wrap stretched across toilets.

I understand the thinking. When you're leaving a home unoccupied for weeks or months, you want to do everything possible to protect it. No one wants to return to unpleasant odors, unexpected visitors, or plumbing problems.

But here's where good intentions can sometimes create unintended consequences.

The Problem With Covering Drains

Plumbing traps are designed to hold water, creating a barrier that helps prevent sewer gases from entering the home. When a property sits unused for an extended period, that water can evaporate.

Covering a drain might seem like an easy solution, but it doesn't address the underlying issue.

And depending on the location, blocking a floor drain can create another problem. If a pipe leaks, an appliance malfunctions, or water enters the area, that drain may be an important escape route. Blocking it could allow water to spread and cause additional damage.

The same goes for wrapping toilets. While it may help slow evaporation in certain situations, it's not a substitute for maintaining plumbing traps throughout the home or addressing potential pest entry points.

This Is Where Home Watch Makes a Difference

At The Premier Concierge, we believe protecting a home requires more than a checklist and a locked front door.

It's about understanding the property, recognizing changes, and knowing when something needs attention.

During our scheduled Home Watch visits, we look for visible warning signs and check accessible areas and systems according to each property's needs.

That may include:

Monitoring interior temperatures and checking thermostat settings

Checking accessible plumbing fixtures and maintaining water in traps when appropriate

Looking for visible leaks, moisture, or water intrusion

Checking for unusual odors or signs of pest activity

Observing whether HVAC and other accessible home systems appear to be operating properly

Identifying maintenance concerns before they become larger issues

Coordinating service appointments with trusted vendors when repairs or professional evaluations are needed

Our Trusted Vendors Are at Work, Too

One of the advantages of having a local Home Management team is knowing who to call when something needs professional attention.

Whether it's a plumber evaluating a drainage concern, an HVAC technician servicing a system, or another trusted professional addressing a maintenance issue, The Premier Concierge helps coordinate the work and keeps homeowners informed.

We don't believe in guessing when it comes to protecting someone's home. When a situation calls for a licensed professional, we bring in the right expertise.

And for homeowners who live out of town, travel frequently, or maintain a second home, having someone available to coordinate those details can make all the difference.

Small Problems Don't Stay Small in an Unoccupied Home

A slow leak, an unusual odor, or a malfunctioning system may go unnoticed for weeks when nobody is regularly checking the property.

That's why consistency matters.

Plastic wrap and covered drains aren't a Home Watch strategy.

Regular property observations, preventive maintenance, and trusted professionals working together are a much better approach.

At The Premier Concierge, our goal is simple: help homeowners stay informed, keep their properties well cared for, and enjoy greater peace of mind while they're away.
